Travelers Canada was the first insurer approved by the Financial Institutions Commission to offer home warranty insurance before the implementation of the Homeowner Protection Act in 1999 and has been the leading home warranty provider in Alberta since inception.
Travelers Canada’s new home warranty policies are underwritten by St. Paul Fire and Marine Insurance Company (Canada Branch), and are only offered in Alberta, British Columbia, and Saskatchewan.
Are you eligible for home warranty coverage?
To be part of our new home warranty program you must be approved as a member builder.
When approving new builders for our home warranty program in Alberta, Travelers Canada takes into consideration the builder’s:
- Ability to meet our underwriting criteria
- Track record
- Technical expertise
- Financial capacity
- After-sales customer service
As a member builder, you’ll have access to our customer service team and be provided with a Travelers Canada Warranty Reference Manual that covers all aspects of the new home warranty business to guide you through the process.

Registering a new single-family home
Once you registered your company with Travelers Canada and the New Homes Buyers Protection Office (NHBPO), you may register a new home for warranty coverage. Please forward the following items to Travelers Canada’s Housing Registration Department:
Schedule C-1 – Travelers Canada Registration Form – Detached Dwelling
-or –
Schedule C-2 – Travelers Canada Registration Form – Duplex or Triplex
Warranty premium payment (payable by cheque or credit card form)
Please note you are required to create a new registration on the New Home Buyer Protection System. If you have questions, please contact Municipal Affairs at 1.866.421.6929.
Single-family homes over $1,000,000
Homes that exceed construction costs of $1,000,000 are subject to an additional premium of $100 for each $100,000 in construction costs greater than $1,000,000. Please refer to your Terms & Conditions (Schedule A) for your base premium rate. Premiums are subject to change without notice. Please contact us or refer to your Terms & Conditions (Schedule A) for the most current information.
For those homes that exceed construction costs of $1,000,000, Travelers Canada requires that you submit a copy of the building plans/elevations with your housing registration application.

Registering multi-family projects
Initial review
Multi-family projects, consisting of five or more units, are subject to a project-specific review by Travelers Canada. Please forward the following items to Travelers Canada:
- Preliminary project information for multi-unit buildings
- Geotechnical report
- Site plan/elevations
- Proof of errors and omissions insurance for all project professionals
- Disclosure statement (draft is acceptable)
- Upon review of the information submitted, Travelers Canada will establish premium and security requirements for the multi-family project.
Warranty registration
To register the multi-family project for warranty coverage, please forward the following items to Travelers Canada’s Housing Registration Department:
Schedule C-3 – Travelers Canada Registration Form – Multi-Unit Building
Warranty premium payment (payable by cheque or credit card form)

Thank you for considering Travelers Canada as your warranty provider. To apply to be a registered builder and be eligible for the Travelers Canada’s home warranty program, please contact one of our underwriters at [email protected] to request a Builder Application.
Getting your building permit involves two steps:
- Register the new home with Travelers Canada
- Register the new home with the New Home Buyer Protection System
Travelers Canada will issue a Schedule D: Warranty Commencement Date Certificate a few months after enrollment. This document should be signed by the builder and homeowner during the final walkthrough. The builder then forwards the document to Travelers Canada for processing. The form can be sent by mail, fax or emailed to [email protected]. We use this document to determine the commencement date of the policy. Once we receive the signed certificate, we create a homeowner policy package that is mailed directly to the homeowner.
Please advise Travelers Canada if the civic address or legal description of your project has been changed or amended.
Duplicate or revised forms can be sent out either via mail or electronically. Please email your request to [email protected] and your request will be processed. Although the Schedule D is available in a hard copy triplicate form, this is purely for ease of providing duplicate copies for both the homeowner, Builder and us at Travelers Canada. Photocopies or email copies of Schedule Ds are also accepted.
It is critical to ensure that the homeowner receives a maintenance manual as it will allow them to properly maintain their new home and its components in a timely fashion. Travelers Canada has created a maintenance manual template you may use.
