A new home is likely the largest investment of your lifetime. If you have purchased a new home built and sold by a Travelers Canada approved builder, you are eligible to protect your investment from defects from the trusted provider in new home warranties in Western Canada.

Legislation has been passed in B.C., Alberta and Manitoba (Manitoba warranty will come into effect January 1, 2018), which outline specific details about the mandatory home warranty coverage. We believe these programs are the most comprehensive home warranties available in North America. We also offer our 2-5-10 warranty in Saskatchewan.

What’s Covered Under a 2-5-10 Year Home Warranty Certificate in British Columbia & Saskatchewan

2 Year Material & Labour Warranty

  • First 12 months – Coverage for any defect in materials and labour
  • First 15 months – Coverage for any defects in materials and labour in the common property of a multi-unit building
  • First 24 months – Coverage for any defect in materials and labour supplied for the electrical, plumbing, heating, ventilation and air-conditioning delivery and distribution systems. In addition, coverage for any defect in materials and labour supplied for the exterior cladding, caulking, windows and doors that may lead to detachment or material damage to the new home


5 Year Building Envelope Warranty

Coverage for the building envelope for up to five years for defects in the building envelope of a new home, including a defect which permits unintended water penetration such that it causes, or is likely to cause, material damage to the new home.

10 Year Structural Defects Warranty

Coverage for structural defects for up to 10 years for:

  • Any defect in materials and labour that results in the failure of a load-bearing part of the new home
  • A defect that causes structural damage that materially and adversely affects the use of the new home for residential occupancy

What’s Covered Under a 1-2-5-10 Year Home Warranty Certificate in Alberta

1 Year Material & Labour Warranty

  • First 12 months – Coverage for any defect in materials and labour
  • First 24 months – Coverage for any defect in materials and labour supplied for the electrical, plumbing, heating, ventilation and air-conditioning delivery and distribution systems

5 Year Building Envelope Warranty

Coverage for the building envelope for up to five years for defects in the building envelope of a new home, including a defect which permits unintended water penetration such that it causes, or is likely to cause, material damage to the new home. In addition, coverage for any defect in materials and labour supplied for the exterior cladding, caulking, windows and doors that may lead to detachment or material damage to the new home.

There is also an option for the new homeowner to extend coverage for up to an additional 2 years

10 Year Structural Defects Warranty

Coverage for structural defects for up to 10 years for:

  • Any defect in materials and labour that results in the failure of a load-bearing part of the new home

What’s Covered Under a 1-2-7 Year Home Warranty Certificate in Manitoba

1 Year Material & Labour Warranty

  • First 12 months – Coverage for any defect in materials and labour
  • First 15 months – Coverage for any defects in materials and labour in the common property of a multi-unit building
  • First 24 months
    • Coverage for any defect in materials and labour supplied for the electrical, plumbing, heating, ventilation and air-conditioning delivery and distribution systems;
    • Coverage for any defect in materials and labour supplied for the exterior cladding, caulking, windows and doors that may lead to detachment or material damage to the new home;
    • Violations of the Manitoba Building Code that constitute an unreasonable health or safety risk or that result in, or are likely to results in, material damage to the new home;
    • Defects in materials, labour and design that render the new home unfit to live in;
    • Defects in the Building Envelope, including defects resulting in water penetration.


7 Year Structural Defects Warranty

Coverage for structural defects for up to 7 years for:

  • Any defect in materials and labour that results in the failure of a load-bearing part of the new home
  • A defect that causes structural damage that materially and adversely affects the use of the new home for residential occupancy

Getting Started

If you are about to take possession of a new home or have already done so, Travelers Canada will request that the builder deliver a Warranty Commencement Date Certificate to our office. This form allows us to identify who the homeowner is and the date that we are able to start your home warranty insurance coverage. Please refer to the Warranty Commencement Date Guidelines for assistance in starting the home warranty coverage.
